It seems part of Ruddington Cleaners‘ building along Charles Street is being hung out to dry – with an application now submitted to house a veterinary physiotherapy and hydrotherapy centre alongside the existing laundrette.
The current dry cleaning and laundry business opened on the site of the former Village Motors garage at No 8 and No 10 Parkyns Street in Summer 2017 – with an access for dry cleaning requirements off Parkyns Street and the self-service launderette frontage on Charles Street. Now, subject to planning approval, its former storage area will soon make way for the new pet facility – including a new entrance door installed on Charles Street behind the current roller shutter, as shown below. It would have a non-illuminated sign above.
The application to Rushcliffe Borough Council for a ‘change of use’ of 8, Parkyns Street has been made by Megan Arnold of Fraser Veterinary Physiotherapy, which currently operates as a mobile Vet Physio service treating dogs, horses and small animals in Ruddington and beyond. The proposed interior layout of her bespoke village centre base is shown below.
Megan says her new Ruddington business premises would be used to see owners’ pets for physiotherapy and hydrotherapy appointments: “There will be no kennelling facilities as each client will bring their animal to me for their treatment session and then take their animal home. No animals will be kept on the site overnight. I may also occasionally have physiotherapy students spending placement days with me to observe treatment sessions and learn therapeutic techniques. My business runs on an appointment only basis, meaning it is one out, one in, with a buffer between appointment times to prevent an overlap and to allow time for paperwork to be completed.”
Following the submission of this planning application, concerns were expressed by residents along Charles Street about additional noise from the premises and about exacerbating existing parking issues along this mainly residential village centre street. Suggestions were made that she should occupy the now vacant former Ruddington Vets premises instead.
Megan explains: “The old vet centre is not an appropriate building for my work as it does not have a large enough ground floor footprint” adding “I currently only run the business two days a week and so the initial hours of operation would be 8am – 6:30pm Monday and Tuesday (appointments running 9am – 6pm). However, my maximum future intended opening hours would be 8am – 8pm Monday to Saturday (appointments running 9am -7pm with an hour to open/close on either side).”
Subject to certain planning conditions, consultees from Nottinghamshire County Council Highways, Environmental Health, Ruddington Parish Council and the Rushcliffe Conservation Officer have voiced no objections to the change of use. Approval or otherwise (with a decision expected by May 1st 2023) is now in the hands of Rushcliffe Borough Council.
